BEAUTIFUL PURCELL HOME


22432 State Highway 74, Purcell

Relatively new home in Purcell, OK.; Built in 1998 by Musgrave Construction Co. of Purcell, OK. Company still in business for back-up or repairs.

House is approximately 6,757 sq. feet, 5 bedrooms, 4 full baths, and 2 half baths. 3 bedrooms have full baths (tub and shower) attached, and 2 bedrooms share a large Jack & Jill bath. All baths are very large. Master bath has large shower with several styles of shower heads, all being automatically heat controlled. Large seat is present. Recently remodeled 3 years ago. Jacuzzi tub present in master bath with spray head as well as faucets. Deep tub w/steps up. Double sinks face each other w/wall between, double mirrors on one side; recently replaced marble tops; seated desk for make-up, etc. Unbelievable storage in baths for linens, undies, personal products, etc. Large cabinet in water room. TV mount, telephone hook-up, many plugs, large wooden cabinet bench w/storage in front of tub and metal towel rack. All remaining baths have ample storage wooden cabinets. There are 3 propane gas fireplaces with on and off switches. Some have remote controls. Gas logs are present in all 3, as well as screens or glass coverings. The fireplaces are in study, family room, and game room. Darker gray upgraded roof added 3 years ago on house and out buildings (bath house, tractor garage). 3-car back entry garage, openings of garage are extra wide and high, length and width also exceed standard measurements. All 3 garages have their own doors, as well as garage door openers and are insulated. Never known freezing to occur in this area. Two openers have been replaced in past two years and may be opened from the outside.

Additional insulation was added at time of building and more was added 3 years ago over the game room. Two 50 gal. water heaters, granite counters, very large island in kitchen containing new stainless double sinks with both sides enlarged. Grates to protect bottom of sinks, new faucet w/spray attachment wand, reverse osmosis, all replaced in past 3 years. Vegetable sink located in second island. Cabinets, custom constructed by Crestwood, all with adjustable shelves, many pull out, many deep drawers for china, etc. Beautiful wood floors throughout the lower and upper levels. Bedrooms have plush carpeting. Beautiful wood curved entrance stairway and a back stairs covered with Berbur carpeting (back stairs has 2 landings for easy climb). Appliances are stainless with high end choices. Electrolux ovens, new in 2018, do everything but put the food in, and self-cleaning (2 types)/convection features. When a turkey is added, one button push will present a beautiful, moist “bird” for carving. There is a newer ice maker, warming drawer, microwave, and four burner (electric) cooktop (down draft) with grill and griddle for additional cooking. Propane gas could be easily added to cooktop since it is already in the house. Both sinks have garbage disposals. Oak cabinets are custom made, stained. The wood throughout the house is a warm, medium shade. Doors are 8’ door in entrance way and consist of beautiful glass with panels on each side. Two coat closets frame the front door. Front entry consists of a two-level entry with large glass chandelier. Wood trim is all around these levels adorning the wood stairway. Wood trim is everywhere, molding at floor level, extra wide trim around doorways, and moldings. Game room has wood beams crossing the ceiling, with “tin” ceiling above the wet bar area. The wet bar has a sink w/gold fixtures, large mirror, beautiful wood & glass storage cabinet (open and closed); wine refrigerator, refrigerator, and ice maker, tiled bar which easily seats 4. 3 sets of “French doors” access the East and North sides of the room. 2 small and 1 large covered patio are outside these doors. The large patio is trimmed out with beautiful cement railings and steps leading to Eastern sun rises and the pond.

The pond is roughly 2 acres, 5-6 feet deep. Recently Benenite was applied to reduce leakage on South end. Land has been contoured to allow for overflow water into the pond or out original stream bed.

The two smaller covered patios look out on the swimming pool. The pool is kidney shaped with a small reading depth on one side but is a diving pool with a 4-8’ depth. It is newly made into a salt water pool which is very economical and for which we have been well pleased. There is also a screened-in porch off of the kitchen (N side) with a large swing. Entrance is through French doors. All windows and doors are PELLA windows and doors, probably one of the 2 best made.

EXTERIOR FEATURES
Exterior is brick w/metal soffits, all no maintenance. Garage doors/front entry way repainted in 2017 though painting is not necessary. Covered patio grill, 23 station sprinkler system, working well, maintenance given to first 12 stations in 2018, well house on property. Landscaping was in process of being replaced, two new trees added in 2018 on front walk. 3 new trees added to backyard in 2014. Small above ground garden area on E side. All windows are double pane; mature trees throughout yard. Kitchen facilities in “pool” house, refrigerator, sink, bathroom w/toilet, sink, and shower and water heater…closet storage.

Lot description: there are 17 acres including the pond, we are located in the city with city water and septic tank (never had any trouble); horses and other animals are allowed, blacktop drive to house. Garages are attached by porte de cochure to main house.

INTERIOR FEATURES
Air conditioning is geo-thermal consisting of 3 units. There are 3 thermostats (master bedroom, upstairs hall, game room hall). The largest unit was replaced in 2016 due to newer upgraded equipment. This reduced the electric bill about 1/3 financially each month. This system is very economical for this size house (sheet will be provided with monthly average). Due to extra insulation, many times neither air or heat will run. Double pane windows; 7 plus ceiling fans; Security System (owned); water softener (owned); and private garbage service (includes ambulance fee). Walk-in pantry, also used as a SAFE room in poor weather; large study with built-in bookcases and cabinets; all bedrooms with walk-in closets, Master, very large with many built-in cabinets. No HOA fees; New High School, in process of building New middle school, New football field, softball fields added in 2016 (non-school related); and water park. Grocery, hospital, clinic, fire station are within a 2+ mile radius. Norman, OK, is 13 miles away and Oklahoma City is roughly 30 miles away straight up I-35 N.
